Major development with Spaniard’s Bay business park

Town officials in Spaniard’s Bay have confirmed that two major milestones have been realized in the development of a sprawling new business park.

Mayor John Drover confirmed today (Aug. 28) that council has endorsed a plan to borrow up to $3.8 million to install water and sewer infrastructure to the park boundary.

The town and Veterans Development Park (Phase 1) Inc., the company behind the project, have also signed off on a development agreement that will ensure work at the site begins “sooner rather than later,” said Robert Lundrigan, a spokesman for Veterans Development.

The agreement was signed at the Spaniard’s Bay town hall on Aug. 27, prior to a regular council meeting.

It’s a major step forward in what is being described as a “massive commercial undertaking” in Conception Bay North.

Mayor Drover and Lundrigan said more details on the project will be made public in the coming days.

This is “very good” news, said Drover. “There’s a lot of information we can’t release yet.”

Veterans Memorial Business Park is a 240-acre site in Tilton, just off Veterans Memorial Highway.

The venture has been generating buzz in the region for several years, with proponent Brad Roberts suggesting the business park will “create a world of opportunity for the whole western Avalon.”

It’s been confirmed that Kent Home Improvement will be setting up shop in the park, and according to the company’s website (http://bradrobertsdevelopments.ca/ ), “We have successfully landed a major grocer anchor tenant to accompany the new Kent store.”

Much of the site was cleared of vegetation two years ago, but little visible progress has been seen since.

Lundrigan said the signing of a development agreement with the town clears another major hurdle in the process. He said sensitive negotiations are continuing with potential occupants of the park, and noted, “this is an exciting time.”

    Great news if it works out but let us all be careful that the residents of Spaniards Bay do not get stuck with a 4 million dollar (sewer/water) investment to find out later the business park stops and all of a sudden they want to put in houses. I am confident it is not a "land grab" but in our society the all mighty dollar makes most all business decisions.

    Congratulations to all who worked at this; a terrific achievement and who knows it may bring MANY (as Clyde Wells stated "...mother's sons back to the municipality); maybe my grandchildren will be a generation that will benefit from this considering! Of course my nieces and nephews and theirs should benefit! Congratulations to you Mayor JOHNNY and your council (as well as the Council Office staff).

    The Town of Bay Roberts has lost out again! I know a local businessman in Bay Roberts who has been trying to attract development into the Town of Bay Roberts for years but could never get the Town Council interested. It appears that a well connected clique runs Bay Roberts and if you are not part of that crowd your development ideas will never get off the ground there. Best of luck to Spaniard's Bay, the Town's business friendly policies and perseverance has paved the way for badly needed development to happen.
